How homeowners use AI to find a contractor
The questions people type into AI tools tend to fall into a few groups:
- Urgent: "emergency plumber near me open now," "AC stopped working, who can come today in Tampa"
- Cost: "how much does a roof replacement cost in Orlando"
- Trust: "licensed roofer with good reviews in Sarasota"
- Comparison: "heat pump vs AC replacement, who installs both near me"
Some answers name companies, and some just explain things and cite sources. Either way, the companies and pages that get cited are the ones the tool could find and trust.
Ranking in the map pack isn't the same as being named by AI
A top-three spot on Google Maps is valuable, but it doesn't mean ChatGPT will name you. ChatGPT runs its own searches and reads its own sources. Perplexity does the same. Even Google's AI Overviews pull supporting links that can differ from the map results. So check both. Don't assume one tells you the other.
Where AI tools look
- Your Google Business Profile: categories, services, service area, hours, photos
- Review platforms such as Google, BBB, Angi and Yelp
- State license lookups
- Manufacturer dealer locators, if you're a listed installer for an HVAC or roofing brand
- Your own website, especially service and area pages
You can see which of these matter for your trade and town by looking at the sources each answer cites.
Fix your Google Business Profile first
Google's guide to AI features and your website lists "Checking that your Merchant Center and Business Profile information is up-to-date" among the basics that still matter for AI features. For a contractor that means the right primary category, the full services list (not just "plumbing"), an accurate service area, current hours, and real photos of real jobs. If you do emergency calls, say so in the profile and on your site.
Service and area pages that get quoted
A page AI tools can use reads like a straight answer to a homeowner. "Water heater replacement in Brandon, FL" should say what you install, which brands, roughly how long it takes, whether you pull permits, and your price range if you publish one. Add a few project examples and a short FAQ. Facts beat adjectives every time. "Family-owned since 2009, licensed CFC number on every invoice" is quotable. "Top-quality service you can trust" isn't.
Technical basics
- Crawler access. Make sure robots.txt and your firewall allow OAI-SearchBot (ChatGPT search), PerplexityBot and Googlebot. OpenAI's crawler documentation says sites that opt out of OAI-SearchBot won't be shown in ChatGPT search answers.
- Indexing. Google says a page must be indexed and eligible to show a snippet to appear as a link in AI Overviews or AI Mode.
- Consistent name, address and phone across your site, profile and directories.
- Schema. Schema.org has
Plumber,RoofingContractorandHVACBusinesstypes. Google's docs say you can list more than one type as an array.
An illustrative example for a made-up service-area business:
<script type="application/ld+json">
{
"@context": "https://schema.org",
"@type": ["Plumber", "HVACBusiness"],
"name": "Example Home Services",
"url": "https://www.example.com/",
"telephone": "+1-555-010-0000",
"address": {
"@type": "PostalAddress",
"addressLocality": "Brandon",
"addressRegion": "FL",
"addressCountry": "US"
},
"areaServed": ["Brandon", "Riverview", "Valrico"]
}
</script>
Google is clear that no special schema is required for its AI features, so treat this as tidy record-keeping, not a ranking trick.
Trade-by-trade notes
- Roofing: storm and insurance questions are common ("roof leak after hurricane, who works with insurance"). If you help with claims, explain how on a dedicated page.
- HVAC: people ask about financing and brands. List the brands you install and service, and describe your financing options plainly if you offer them.
- Plumbing: urgency rules. If you're truly 24/7, say so consistently everywhere. If you're not, don't imply it.
Run a quick self-check
Write ten questions your customers ask, with your town in each and your company name left out. Run them in ChatGPT with search on, in Perplexity, and in Google. Note who's named, where you appear, and which sources are cited. Then do it again on a different day, because AI answers change often.

FAQ
Does ChatGPT recommend local contractors?
Yes, sometimes. With search on, ChatGPT often names specific companies for local service questions and cites the sources it used. Which companies it names depends on what it can find and confirm.
If I'm top 3 on Google Maps, will AI name me too?
Not necessarily. ChatGPT and Perplexity run their own searches, and AI Overviews can cite different pages than the map pack shows. Check each one separately.
Which review sites matter most for AI answers?
It depends on your trade and area. Run your customer questions and look at the cited sources. Google, BBB, Angi and Yelp come up often for home services, but your own results are the real guide.
Should I use Plumber, RoofingContractor or HVACBusiness schema?
Use the most specific type that fits, as Google recommends, and list several as an array if you do more than one trade. It keeps your details clear. It won't force a recommendation.
Do I need an llms.txt file?
No. Google says you don't need new machine-readable or AI text files to appear in its AI features. An llms.txt file is optional and does no harm, but fix crawler access and your listings first.
Can anyone guarantee my company gets recommended?
No. AI answers change and nobody controls them. Be wary of anyone who promises placement.
How often should I re-check?
Monthly is reasonable for most contractors, and again after big changes such as a new website or new service area. Always run each question on more than one day.
